Cost guide

What rim joist and sill work costs in central Connecticut

A rim joist section replaces for $1,500 to $4,000, sill plate runs $120 to $200 per linear foot, joists sister at $250 to $600 each and a full-perimeter sill reset on an old frame runs $15,000 to $26,000, all on the table below with permits handled. What moves a job inside its range is mostly access and load: an open basement wall is the friendly case, a finished basement or crawl space slows every cut and a wall carrying a second story or a deck needs more shoring than a gable end. The free photo review sorts your house before you spend a dollar.

Every price covers the complete job: shoring, demolition of the failed wood, pressure-treated replacement framing, hardware, the town permit and inspection and cleanup. Payment follows milestones with nothing due before the crew starts, the invoice reconciles against this table line by line and there is no travel charge anywhere in the corridor.

Structural assessment with written report$250 - $450The full probe of sill line and joist ends; the pre-purchase standard.
Rim joist section replacement$1,500 - $4,000Length and access; one bad 8 to 12 foot stretch is the typical job.
Rim joist replacement, per linear foot$100 - $180Siding type and what the rim carries; decks bolted to it add work.
Sill plate replacement, per linear foot$120 - $200Foundation type and shoring complexity; stone takes more care than block.
Sill plate, one wall (30-40 lf)$4,500 - $8,000The most common sill scope: the wet wall, corner to corner.
Sill plate, full perimeter$15,000 - $26,000Whole-house resets on the worst old frames; staged shoring throughout.
Joist sistering, per joist$250 - $600Rotted or cracked ends get new lumber bolted alongside onto sound bearing.
Post, column or beam replacement$800 - $2,500Basement carries; price moves with beam size and temporary support needs.
Termite or beetle damage rebuild$3,000 - $12,000Extent found after opening; treated wood and treatment coordination included.
Temporary shoring or stabilization$600 - $1,500Credited to the repair. Makes an active failure safe while the fix is scheduled.
Engineer's letter coordination$450 - $900Pass-through when the town or a lender requires stamped sign-off.
Crawl space access premium+25 - 40%Everything is slower on your belly; the estimator shows the same math.
Closing-deadline priority+$500 - $1,200Bumps the schedule for a real estate clock; the honest cost of the bump.

Ranges cover the corridor’s single-families and multifamilies alike; three-decker and tenant-in-place staging gets its own line on the written scope. Every quote names the sections, the shoring plan and the materials going into your frame.

The three questions that price your job

How much wood actually failed? Rot is local: it follows the water, and the water follows gutters, grade and leaks. The probe maps sound wood versus failed wood inch by inch, which is why our quotes name footage instead of gesturing at walls. Wood decay needs sustained moisture to progress at all, a point the USDA Forest Products Laboratory’s decades of wood durability research at fpl.fs.usda.gov makes plain, and it is why fixing the moisture source rides inside every repair.

What does the failed wood carry? A gable-end rim under one story is the easy case. A bearing wall with a second floor, a bolted deck ledger or a three-decker’s worth of tenants above needs a heavier shoring plan, and shoring, not lumber, is where structural pricing really lives. The quote spells the plan out because you are paying for it.

Who is doing it, and on what paperwork? Connecticut home improvement work runs on the state’s Home Improvement Contractor registration, verifiable through the Department of Consumer Protection at portal.ct.gov/dcp, and structural repairs take a town building permit with an inspection before anything closes up. Both belong inside the price, and on this table they are.

Where the money actually goes

On a sill job, roughly a third is shoring and load control, the engineering-shaped work that keeps plaster intact and floors level while the spine of the house is out. Another third is careful demolition and the replacement framing itself, pressure-treated, isolated from masonry, properly fastened. The rest is access, cleanup, permits and the moisture correction that keeps the repair from being rented instead of owned. Cheap bids shave the first third, and the house feels it.
